The operating system
for your building
News, chat, discussions, classifieds and more for the whole building in one place. No notice board, no WhatsApp or Facebook group where nothing can be found. Free, and no committee required.
Take a look inside
Part of what the building gets for free. This is what the individual parts of Residera look like once you sign in.
And that is not all. Building information, documents, notifications and your profile did not fit here.
A building that actually talks
A house chat instead of a WhatsApp group nobody can leave and nothing can be found in. Messages stay with the building, not in someone’s private contact list.
- One shared chat for the whole building
- A push to the phone when something matters
- Messages translated straight into your language — understand your neighbours without a language barrier
- History stays even after a neighbour moves out

Two hours a month back, for every neighbour
It is not one big win but twenty minutes here and half an hour there. Together it is an evening you would otherwise spend searching and asking around.
Two hours a month, twenty-four a year. Not in one go, but in the twenty-minute pieces that disappear today into searching, asking and knocking on doors.
A monthly estimate, not a measurement. It is based on how buildings work today without Residera. In a bigger building the numbers grow, because so does what has to be searched for and walked around.
A building changes from the ground up
You do not have to wait for the building to agree. One person starting is enough; the rest join because it is easier than the current mess.
It takes one flat owner in the building
The building is created by someone who owns a unit in it. You do not need to be on the committee or call a meeting; you invite the rest with a link.
The whole building does not have to join at once
Five people from one entrance start, and the rest join once they see something is happening there. Nothing waits for a majority and nothing has to be voted through.
The building does not depend on one person
A WhatsApp group belongs to whoever created it, and leaves with them. This belongs to the building: when the founder moves out, the news, the surveys and the agreements stay where they are.
What you get for free
The whole neighbour community, with no payment card and no trial period. It is the same app the paying buildings use, only with monthly limits: 200 chat messages and one post of your own per 30 days in each section. Anyone who needs more raises the limits themselves, for themselves.

Life in a building
no longer fits into email
Most buildings still run on a mix of a notice board, phone calls and one spreadsheet. It works - right up until something happens.
- A note on the board by the mailboxes
- A WhatsApp group where nothing can be found
- An email chain nobody can follow
- A spreadsheet only one person has
- “I never saw that.”
- One place you can return to
- A push when something actually matters
- History that does not leave with the committee
- Building data available to everyone entitled to it
- “It’s in Residera.”
On a Thursday at six
Situations that happen in every building anyway. The difference is how they end.
The water is being shut off tomorrow
You write one post. It arrives as a push on every resident’s phone and stays in the archive where anyone can find it.
Someone has parked across the entrance
You post in the house chat and the car moves within minutes. No ringing eight doorbells, no tow truck.
Nobody knows whether the neighbours want a bike room
You open a survey, neighbours answer from their phones, and in two days you know whether it is worth pursuing at all.
The parking debate has dragged on for a month
You start a discussion for the topic. The arguments stay together instead of vanishing between photos in the chat.
You are away for the weekend and nobody can feed the cat
You post a request in Neighbour help. Someone two floors up answers - and next time you do the same for them.
A new neighbour asks about the house rules
Nothing to dig up or forward. House rules, contacts and the FAQ are in the app from day one.
Three steps and you are live
No installation, no card, no meeting to call.
Click “Create your building”
You fill in the address and the name of the building. That is all - no units, no shares, no documents. It takes less time than reading this paragraph.
Send your neighbours the link
Into the group you already have, onto the notice board or into the mailboxes. Whoever clicks is in - you do not have to create anyone by hand.
Start with whatever the building is chewing on
One post or one discussion is enough. The rest follows on its own once people see that it works.
An ordinary building pays nothing
The neighbour community is free up to a hundred people in the building; above that you buy user quota packs. Pro and Pro Lite are one person’s own subscription: they buy it for themselves and it commits nobody else in the building.

Do you also need units and shares, voting, faults, meetings or statements?
Common questions
Residera is a digital platform for residential buildings. It brings communication between residents, the building’s operational agenda and collaboration with management into one system - instead of emails, notice boards and spreadsheets.
A neighbour community is free and needs no owners’ association or committee - living in the building is enough. You get news, chat, discussions, classifieds and neighbour help, for up to 100 users; surveys come with the personal Pro subscription. Buildings with an owners’ association or a manager also need units, voting, faults, meetings and statements, which the owners’ association plans cover: Basic, free with monthly limits, and the paid Standard and Premium.
No. Residera runs in the browser and is also available as an app for iOS and Android. No server, no maintenance on your side.
Registration itself takes a few minutes - create the building, add the entrances and invite people. We approve a neighbour community within 24 hours and an owners’ association building within 48 hours once its documents are checked; only then is the building fully active.
We handle data in line with GDPR. Access is governed by roles and permissions - a resident sees their building and their own matters, not everyone else’s agenda. Details are in the privacy policy.
No. Anyone living in the building can create a neighbour community. You need no committee, no resolution and no stamp - you create the building yourself and invite the rest with a link. If the building later wants to run its formal agenda too, it moves to a paid plan; until then nothing changes.
A neighbour community works anyway - it is a space for people in the building to talk, not a replacement for the committee. Units, voting, faults, meetings and statements are unlocked by the owners’ association plans, but nothing forces you to take them straight away.
Up to a hundred people in the building, the neighbour community is free. That covers an ordinary apartment building including tenants and partners. If a hundred places are not enough, you can buy more right in the app — a pack of ten places costs CZK 20 as a one-off and is added straight away.
Your building can start working
this evening
Create the building, send your neighbours the link, and that is it. Nobody to convince and nothing to pay.
