The operating system
for your building
Communication, operations, units, issues, voting, statements and more in one system. Residents know what is going on. Leadership and management stop firefighting across emails and spreadsheets.
Take a look inside
This is what Residera looks like once you sign in. Switch between the parts and see what is waiting for you.
And that is not all. Roles and permissions, the activity log, invoices, building documents and reception parcels did not fit here.
A building that matches its paperwork
Units, entrances, owners and tenants with their shares in the common parts. Those shares are what weights the votes when the building decides something.
- Share in the common parts on every unit
- Fill in shares and owners from a land register extract, with a preview of the changes before saving
- You see who in the building already uses Residera
- Send the invitations in bulk

Seven hours a month the committee keeps
It is not one big win but an hour here and half an hour there that the paperwork swallows today. Here is exactly where.
Seven hours a month, eighty-four a year. It is not extra work, it is work that never needed to exist: signatures, mailouts, chasing and answering the same thing twice.
A monthly estimate, not a measurement. It is based on how buildings work today without Residera. In a bigger building the numbers grow, because so does what has to be searched for and walked around.
One system, three points of view
Everyone in the building sees exactly what they need and nothing more. Roles and permissions decide that.
Knowing what happens in my building
News, voting, faults and documents in one place - on your phone, no digging through email.
Deciding with visibility and a paper trail
You see what the building is dealing with and how the vote turned out. No arguing about who sent what and when.
Fewer calls, fewer dropped tasks
The agenda of several buildings in one environment. A fault queue, roles, documents and communication without fragmentation.
What is inside
Turn on only what your building uses. The badge says which tariff unlocks each module.

Life in a building
no longer fits into email
Most buildings still run on a mix of a notice board, phone calls and one spreadsheet. It works - right up until something happens.
- A note on the board by the mailboxes
- A WhatsApp group where nothing can be found
- An email chain nobody can follow
- A spreadsheet only one person has
- “I never saw that.”
- One place you can return to
- A push when something actually matters
- History that does not leave with the committee
- Building data available to everyone entitled to it
- “It’s in Residera.”
On a Thursday at six
Situations that happen in every building anyway. The difference is how they end.
The roof needs a 1.2 million repair
You open a per rollam vote. Every owner receives the proposal, people vote from home or on paper, the majority is counted from all votes by share, and the result and the notice stay traceable ten years later.
The general meeting is coming and the materials are missing
The invitation, the agenda and the attachments go out in one click. On the day you record attendance and votes from a phone, and the draft minutes are ready as soon as the meeting ends. Whoever cannot attend still sees the materials and the outcome, so it is not relitigated in the corridor.
The lift has broken down for the third time this month
Every report has a status, a priority and a history. When the replacement quote arrives you can show exactly what the repairs so far have cost.
A flat changed owner and nobody knows
The unit register keeps owners, tenants and shares in one place, so votes are counted from the register rather than from a spreadsheet only one person has.
The accountant is asking for the statement data
The accountant gets their own role with access to just what they need. No spreadsheets by email, and no handing over access to everything.
The water is being shut off tomorrow
You write one post. It arrives as a push on every resident’s phone and stays in the archive where anyone can find it.
Create the building
Basic details, entrances and units. Registration takes a few minutes; once its documents are checked we approve an owners’ association building within 48 hours. No need to copy out shares and owners - load them from a land register extract.
Invite people and set roles
Residents, owners, building leadership, manager, accountant, technician and reception. Everyone gets exactly the permissions they should have.
Pick the building’s tariff
Start on Basic and add faults, meetings or statements when the time comes. Change the tariff whenever you like - it takes effect on the 1st of the following month.
Pay only for what the building uses
Prices are per unit per month and final, with nothing added on top. Standard and Premium have a minimum monthly payment per building. Change the plan at any time; it applies from the 1st of the following month.
Basic
Standard
Premium
Standard and Premium are billed by the number of apartments in the building; the residents of the units are included. The binding price list is in the legal documents. Price list
Common questions
Residera is a digital platform for residential buildings. It brings communication between residents, the building’s operational agenda and collaboration with management into one system - instead of emails, notice boards and spreadsheets.
A neighbour community is free and needs no owners’ association or committee - living in the building is enough. You get news, chat, discussions, classifieds and neighbour help, for up to 100 users; surveys come with the personal Pro subscription. Buildings with an owners’ association or a manager also need units, voting, faults, meetings and statements, which the owners’ association plans cover: Basic, free with monthly limits, and the paid Standard and Premium.
No. Residera runs in the browser and is also available as an app for iOS and Android. No server, no maintenance on your side.
Registration itself takes a few minutes - create the building, add the entrances and invite people. We approve a neighbour community within 24 hours and an owners’ association building within 48 hours once its documents are checked; only then is the building fully active.
We handle data in line with GDPR. Access is governed by roles and permissions - a resident sees their building and their own matters, not everyone else’s agenda. Details are in the privacy policy.
The committee or the manager opens a per rollam vote (outside a meeting) or convenes a general meeting. Every owner receives the per rollam proposal in the app or on paper and votes from a phone, a computer or with a signed ballot. For a per rollam vote the app enforces a period of at least 15 days from delivery and does not let it close early unless everyone has voted; the decision needs a majority of all votes, or more if your bylaws say so. At a general meeting attendance is recorded from a phone, the app tracks the quorum, and items are voted on by a show of hands or in the app. Votes are counted by shares in the common parts, and you set the rules of your bylaws (deadlines, majorities, remote voting) in the app. The app follows the Civil Code procedure, but the committee remains responsible for convening the meeting and for the content of resolutions - in contentious matters we recommend asking a lawyer. The notice of the result and the minutes of the meeting stay stored.
Besides residents and owners there are predefined roles for building leadership, manager, accountant, technician and reception. Technician, accountant and manager are available from Standard, reception from Premium. You can also create a custom role and hand-pick its sections.
Yes. Management companies and larger owners can keep several buildings under one account and switch between them, while roles and access stay separate for each building.
